Disappointed and screwed!
What crooks! Didn't stand behind their work. Wrote me a check for half of what they owed me for the repairs and when I said that wouldn't do they stopped payment on the check.

I'm wondering how many of you have seen the list of items in the auction?? Did you happen to notice how many units that were in different stages of completion, how many tools and equipment, appliances and other materials are listed? Now if there is a brain collectively among you, can reason that this was not someone trying to scam or fraud anyone. But a manufacturer who got behind and was trying to catch-up, before all of you made a bad situation worse. And now everyone is going to lose. Non of you are going to see any money after the trustees, lawyers and auction company gets theirs. And if anyone can tell me different I'm waiting to hear.

For everyone hoping to be made whole. Forget about. There is more then just larry,steve and the rest of the lil lidges *** bags. The AG office along with the DA or marion county are also covering larry and lil lodges butts. They knew what he was doing in 2015 but yet let him continue to steal in 2016. There were detectives there and caught larry and steve lying about construction of units. Yet even when detectives asked for charges. The DA refused. The AG had him dead to the wind with taxes but turned there cheek. The State Of Alabama owes us our money back.

Lil Lodges House Construction Review from Charlotte, North Carolina
Started communicating and planning our park model in September 2015. I dealt with Steve Sullivan and Jake Miles almost on a daily basis via phone, email, text. Communication was wonderful. In December 2015 we had settled on a plan for our home and drove to Bear Creek, Alabama and met with Steve and Jake and toured the factory and felt confident with the quality of the work that we THOUGHT we were seeing and the strong communication in place that they were the builders for us . . . plus we had the attitude if they’ve been on HGTV/DIY Tiny House Nation, surely they’re reputable builders . . . . boy were we in for the worst experience of our lives. We left that day giving them $40,000 down and construction was to begin on our home in January 2016 after the holidays. With the understanding the house did not have to be delivered until May. Prior to you giving them your down payment they promise everything – there is nothing they say they can’t do. As soon as you give them your money all communication comes to a halt and it is a nightmare to deal with them. On numerous occasions over the next 7 months we wondered if they were even in business any longer. We actually drove to Bear Creek (7 ½ hours one way) on 5 occasions just to check things out ourselves. So . . . . . where do I begin? First the loft plan that we had designed with Lil Lodges for months wasn’t even allowable. They had our loft height at 5’6” . . . . sorry folks no such allowable thing, but we trusted that they knew what they were doing and guiding us all along the way. Needless to say we had to eliminate the loft idea once we found out we would have about 4 feet of height in the loft. My husband is 56 years old and there was no way we were making this our forever home with a 4’ceiling. How does this happen? You’re the builder!!! This error wasn’t caught until January 2016 - I scrambled to redesign the house and eliminate the loft completely and just used the plan we had designed minus the loft. I was extremely specific in every detail of this home. I put together a 56 page PowerPoint presentation that showed every single detail, down to the materials we wanted used. We were sparing no expenses. Shower tile was never ordered so they called me in a panic to see if I could find it and order it, pay for it and have it delivered. Requested counters were never ordered so I had to choose something else that they could get quickly Kitchen backsplash – we had custom backsplash made and delivered to them for installation. The backsplash looks terrible under the microwave – there are cracks in the tile and the tile doesn’t even go behind the microwave to hide where the tile stops – but plenty of tile remaining. We were supposed to have a fireplace that would run off of propane – well they installed the wrong fireplace box so we had to change out the logs that we personally had spent $1100 on. The center of the shower floor has about a 4” drop where the drain is – you can fall into this hole – not safe at all. Shower floor will have to be leveled by a professional and retiled. Bookshelves will not open as designed by Lil Lodges! It scrapes the floor – now the flooring has to be replaced –this is not a leveling issue – the house is level. Every window in the house leaks terribly!! Not just a few drops – water is pouring into the windows. We have had all the windows professionally caulked and the water still pours in. Exterior trim around windows was painted with interior paint – after 4 weeks already showing mildew and mold stains. Rinnai tankless hot water was not installed – we had to pay to have a contractor come and do that too. James Hardie Fiber Cement siding that we requested all along – wasn’t installed they put up a generic and painted it. On one visit we get to where our unit is and there is a generic looking siding on the house and I tell them – that’s not mine because we requested James Hardie fiber cement Countrylane Red siding (it’s already painted at the factory) and they said, “Oh, yeah about that, we couldn’t get that ordered so we were just going to install this and paint it the same color.” I asked them to remove that siding and no matter how long it would take to get the James Hardie siding. Next visit to the factory the siding was on and they said do you like your James Hardie siding and I said can I see some of the left over materials, one just happened to be laying by my unit. I picked it up and looked on the back and as I suspected they used the same fake stuff they had used before and just painted it – how do I know? Easy, as any homeowner would do when they feel they’re getting ripped off I contacted the corporate office of James Hardie and they told me to look on the back for a printed code, all James Hardie siding has a special code and the grain on the front is patented. Well none of the siding they used had any of the James Hardie information. Changed roofing color without telling us. Toilet closet wasn’t supposed to have a dropped ceiling. All kitchen and bathroom cabinetry appears to have a stain on the white paint as if it was sprayed with some type of light stain – they all must be sanded and repainted professionally. AC/Heat split unit was never installed nor was the wiring done in the walls. We will have to hire a contractor to do this. Two weeks prior to delivery on our visit we had to bring to their attention that there was no waterline to the dishwasher. No waterline was installed to the refrigerator. We will have to hire a plumber to do this. House was delivered with *** in metal roof that they were apparently aware of and used caulking to mask the issue. The hole was about 2”x10”. Here’s the kicker – upon receiving our unit the driver handed me a piece of paper and said I must sign it before they would unhook the house off the truck. The paper stated that I was accepting the house AS IS . . . . AND . . . that I agreed not to take any legal action against Lil Lodges or any of their employees. I scratched out the last part and signed the paper. . . . . Well guess what . . . . when the driver returned to Bear Creek with that paper they refused to give me the title to my house unless I signed the paper stating I wouldn’t sue them or press criminal charges. I informed Andrea and Larry that this was pure blackmail that I had paid them in full and I would NOT sign anything stating that I would not pursue legal action. I then informed Andrea that I would call the Attorney General’s office as well as Mr. Eason’s office to pay a retainer. I received the title within 48 hours. I have never in my life ever thought that you could get so many people that lie to others in one spot, other than ***, but you can . . . . . at Lil Lodges in Bear Creek, Alabama. I wonder how they lay down their heads at night without the fear that God will take their lives during the middle of the night and send them straight to ***. We had no choice but to accept our home in AS IS condition because we literally felt that if we didn’t we wouldn’t receive a home at all and be out the total of $50,000, plus all of the appliances and extras that we provided and paid for personally. The amount of stress that we incurred over the 8 month period was absolutely gut-wrenching on a daily basis. We are writing this review because if we would have read ONE review like this we NEVER would have chosen Lil Lodges as our builder.

We received our Lil Lodge two years ago. Our experience was very different as both Steve (sales manager) and Larry (owner) were responsive, even though Steve's mom was hospitalized with a serious illness. Delivery was several weeks late, but not the months claimed by some people. We had our unit built to Florida's hurricane standards (which caused some of the change in the schedule), and friends who are in construction were impressed with the quality when they inspected it. It is very quiet, doesn't budge in high winds and is easy to heat and cool. We did have some drywall damage (choose wood walls - there are reasons RVs don't have drywall!). We had been warned of this possibility when we purchased the unit, and it was repaired fairly easily. Although appliances were well-secured, travel tends to jar plumbing a little loose. The warranty states that damage during shipment is not covered, but we did receive a credit. Finish work was somewhat sloppy (the porch ceiling needs another coat of paint, there is a notch out of a closet door, etc.), but I would like to point out that Lil Lodges built our home for at least 30% less than other builders, about half the price of others. Having experienced the nightmare of having houses built, I know nothing is ever done perfectly . . .or for the quoted price. Although not perfect, our Lil Lodge was produced for the price we were quoted. They also made all the design changes I wanted, something other companies either declined to do or for which other builders wanted to charge addition monies. If there truly are problems currently, I hope they are quickly resolved. We love our home!

UPDATED I would like to add some postive comments to this thread
I talked with Larry about my unit Friday and he said it was 95% complete and it would ship this week or early next week. My wife and i decided to drive 5 hours to look at the unit Saturday morning.(they work on Saturdays) We arrived at 9:00 am and met with Michelle(quality manager) and Dwayne(supervisor/manager) they answered all our questions and really treaded us like a customer. Our unit was indeed 95% complete and I didn't see and workmanship issues. In additional, they toured us through the factory and I counted 18 units on the production line or off line in a finishing area.(my unit was in the finishing area) I have been there 4 times now and have been impressed with the workmanship. If you have a concern about your unit I would suggest you go there. I am attaching a few pictures of the production area.

Well did everybody get the creditors list UNBELIEVABLE this bumb even wrote off his electric bill OMG! I've decided I'm not waiting on anyone any longer I'm taking a trip to Alabama and file CHARGES against this *** yep Larry you are a little pebble of a person and know where near a man you will have to answer for all the pain you have put people through with little or NO thought at all for people or what you've done

They have $26,000 of my money and now they have filed for chapter 11! Wow I have hired an attourty we will see where this goes! It does not look good for me! Almost a year later no little lodge and no refund!

Anybody have photos of Larry Smith and Steve Sullivan so we know what idiots we are dealing with here? My story is the same as everyone else. 20+K deposit October 2016 and no house. Many people called into the hearing today. Sounds like well over 1 million stolen so far! I doubt any of us will see a return of our deposit and I hope the AL DA will pick this case up and go after them. If it can be proved that this is not the first time doing this, couldn't they get the FEDs involved? I too made a trip out to their factory as I was concerned that it was a scam. A well run one as it turns out. Now to get another home else where, most builders require half down. Not going to happen a second time! Now the honest get punished because of the crooked!

Yes, I can tell you different, I did look, and I looked at every single one of the photos. Mine is not there, or even in pieces or parts, although I was pressured to wire the funds with numerous lies, all in writing, that things had already been ordered.
I was also told, in writing, that my Unit was being worked on, and told, in writing, that photographs would be sent. Naturally, they were not, because it was not there, it was never there, or any aspect of it to show any work whatsoever. What you are saying may apply to some, but it does not apply to everyone.
And now we are over a year past the date when my Unit was supposed to be finished. I hate to inform you at this late date of what the rest of us now know, this wasn't a legitimate business, it was a Ponzi scheme.
