Disappointed and screwed!

What crooks! Didn't stand behind their work. Wrote me a check for half of what they owed me for the repairs and when I said that wouldn't do they stopped payment on the check.

I'm wondering how many of you have seen the list of items in the auction?? Did you happen to notice how many units that were in different stages of completion, how many tools and equipment, appliances and other materials are listed? Now if there is a brain collectively among you, can reason that this was not someone trying to scam or fraud anyone. But a manufacturer who got behind and was trying to catch-up, before all of you made a bad situation worse. And now everyone is going to lose. Non of you are going to see any money after the trustees, lawyers and auction company gets theirs. And if anyone can tell me different I'm waiting to hear.

Yes, I can tell you different, I did look, and I looked at every single one of the photos. Mine is not there, or even in pieces or parts, although I was pressured to wire the funds with numerous lies, all in writing, that things had already been ordered.

I was also told, in writing, that my Unit was being worked on, and told, in writing, that photographs would be sent. Naturally, they were not, because it was not there, it was never there, or any aspect of it to show any work whatsoever. What you are saying may apply to some, but it does not apply to everyone.

And now we are over a year past the date when my Unit was supposed to be finished. I hate to inform you at this late date of what the rest of us now know, this wasn't a legitimate business, it was a Ponzi scheme.

Lil Lodges - Review in Home Construction and Repair category

For everyone hoping to be made whole. Forget about. There is more then just larry, steve and the rest of the lil lidges *** bags. The AG office along with the DA or marion county are also covering larry and lil lodges butts. They knew what he was doing in 2015 but yet let him continue to steal in 2016. There were detectives there and caught larry and steve lying about construction of units. Yet even when detectives asked for charges. The DA refused. The AG had him dead to the wind with taxes but turned there cheek. The State Of Alabama owes us our money back.

Lil Lodges House Construction Review from Charlotte, North Carolina

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
Started communicating and planning our park model in September 2015. I dealt with Steve Sullivan and Jake Miles almost on a daily basis via phone, email, text. Communication was wonderful. In December 2015 we had settled on a plan for our home and drove to Bear Creek, Alabama and met with Steve and Jake and toured the factory and felt confident with the quality of the work that we THOUGHT we were seeing and the strong communication in place that they were the builders for us . . . plus we had the attitude if they’ve been on HGTV/DIY Tiny House Nation, surely they’re reputable builders . . . . boy were we in for the worst experience of our lives. We left that day giving them $40,000 down and construction was to begin on our home in January 2016 after the holidays. With the understanding the house did not have to be delivered until May. Prior to you giving them your down payment they promise everything – there is nothing they say they can’t do. As soon as you give them your money all communication comes to a halt and it is a nightmare to deal with them. On numerous occasions over the next 7 months we wondered if they were even in business any longer. We actually drove to Bear Creek (7 ½ hours one way) on 5 occasions just to check things out ourselves. So . . . . . where do I begin? First the loft plan that we had designed with Lil Lodges for months wasn’t even allowable. They had our loft height at 5’6” . . . . sorry folks no such allowable thing, but we trusted that they knew what they were doing and guiding us all along the way. Needless to say we had to eliminate the loft idea once we found out we would have about 4 feet of height in the loft. My husband is 56 years old and there was no way we were making this our forever home with a 4’ceiling. How does this happen? You’re the builder!!! This error wasn’t caught until January 2016 - I scrambled to redesign the house and eliminate the loft completely and just used the plan we had designed minus the loft. I was extremely specific in every detail of this home. I put together a 56 page PowerPoint presentation that showed every single detail, down to the materials we wanted used. We were sparing no expenses. Shower tile was never ordered so they called me in a panic to see if I could find it and order it, pay for it and have it delivered. Requested counters were never ordered so I had to choose something else that they could get quickly Kitchen backsplash – we had custom backsplash made and delivered to them for installation. The backsplash looks terrible under the microwave – there are cracks in the tile and the tile doesn’t even go behind the microwave to hide where the tile stops – but plenty of tile remaining. We were supposed to have a fireplace that would run off of propane – well they installed the wrong fireplace box so we had to change out the logs that we personally had spent $1100 on. The center of the shower floor has about a 4” drop where the drain is – you can fall into this hole – not safe at all. Shower floor will have to be leveled by a professional and retiled. Bookshelves will not open as designed by Lil Lodges! It scrapes the floor – now the flooring has to be replaced –this is not a leveling issue – the house is level. Every window in the house leaks terribly!! Not just a few drops – water is pouring into the windows. We have had all the windows professionally caulked and the water still pours in. Exterior trim around windows was painted with interior paint – after 4 weeks already showing mildew and mold stains. Rinnai tankless hot water was not installed – we had to pay to have a contractor come and do that too. James Hardie Fiber Cement siding that we requested all along – wasn’t installed they put up a generic and painted it. On one visit we get to where our unit is and there is a generic looking siding on the house and I tell them – that’s not mine because we requested James Hardie fiber cement Countrylane Red siding (it’s already painted at the factory) and they said, “Oh, yeah about that, we couldn’t get that ordered so we were just going to install this and paint it the same color.” I asked them to remove that siding and no matter how long it would take to get the James Hardie siding. Next visit to the factory the siding was on and they said do you like your James Hardie siding and I said can I see some of the left over materials, one just happened to be laying by my unit. I picked it up and looked on the back and as I suspected they used the same fake stuff they had used before and just painted it – how do I know? Easy, as any homeowner would do when they feel they’re getting ripped off I contacted the corporate office of James Hardie and they told me to look on the back for a printed code, all James Hardie siding has a special code and the grain on the front is patented. Well none of the siding they used had any of the James Hardie information. Changed roofing color without telling us. Toilet closet wasn’t supposed to have a dropped ceiling. All kitchen and bathroom cabinetry appears to have a stain on the white paint as if it was sprayed with some type of light stain – they all must be sanded and repainted professionally. AC/Heat split unit was never installed nor was the wiring done in the walls. We will have to hire a contractor to do this. Two weeks prior to delivery on our visit we had to bring to their attention that there was no waterline to the dishwasher. No waterline was installed to the refrigerator. We will have to hire a plumber to do this. House was delivered with *** in metal roof that they were apparently aware of and used caulking to mask the issue. The hole was about 2”x10”. Here’s the kicker – upon receiving our unit the driver handed me a piece of paper and said I must sign it before they would unhook the house off the truck. The paper stated that I was accepting the house AS IS . . . . AND . . . that I agreed not to take any legal action against Lil Lodges or any of their employees. I scratched out the last part and signed the paper. . . . . Well guess what . . . . when the driver returned to Bear Creek with that paper they refused to give me the title to my house unless I signed the paper stating I wouldn’t sue them or press criminal charges. I informed Andrea and Larry that this was pure blackmail that I had paid them in full and I would NOT sign anything stating that I would not pursue legal action. I then informed Andrea that I would call the Attorney General’s office as well as Mr. Eason’s office to pay a retainer. I received the title within 48 hours. I have never in my life ever thought that you could get so many people that lie to others in one spot, other than ***, but you can . . . . . at Lil Lodges in Bear Creek, Alabama. I wonder how they lay down their heads at night without the fear that God will take their lives during the middle of the night and send them straight to ***. We had no choice but to accept our home in AS IS condition because we literally felt that if we didn’t we wouldn’t receive a home at all and be out the total of $50,000, plus all of the appliances and extras that we provided and paid for personally. The amount of stress that we incurred over the 8 month period was absolutely gut-wrenching on a daily basis. We are writing this review because if we would have read ONE review like this we NEVER would have chosen Lil Lodges as our builder.

Anonymous, if you read the postings on this site and especially our posting and are still considering using them there is absolutely nothing to talk about on the phone. Our post is very clear of what we had to go through with these people.

We didn't even include all the detais We have filed a complaint with the Alabama Attorney General's office and we are considering legal action.

The quality of home that was delivered to us is unacceptable. RPStump in NC

Guest

Oh my, in response to #902409 by RPStump in Charlotte, NC, do I feel for you ... I have been through all of the same things, however, I have to say fortunately, and I do mean fortunately, from all I have learned thus far from individuals who have actually received their Units, even after lengthy delays, that I have to say I am glad that there is No Way that they can complete my Unit, as they do not have the information to do so.

So I am dealing with fraud, breach of contract and much, much more. This company simply 'schmoozes' you until you give them your funds, and then, although they have breached their own contract, not you, refuses to give your funds back. In my case, relying upon their misrepresentations and more, I sold my home and left $150,000 on the table. In addition, Lil' Lodges did not build the THN unit which aired on May 25, 2015, it was built by HGTV's contractor and his crew in four days, simply using Lil' Lodges facility as a shell.

Please let me know if you wish to discuss this further ...

I will sign this 'been there' and continuing to work towards a resolution ... ~

AT this point just exactly what is the option for the people who have had the most horrendous experiences with these inept people? There is absolutely no communication unless you run up and down the road verifying that they actually are intending to build your model.

Edward, the Alabama State Attorney General's office is diligently working on a large number of Complaints regarding Lil' Lodges with their Staff, their Special Agents and their Attorneys. I suggest you contact them if you are also having problems, and they will help you understand how to navigate their website and file a Complaint online or they will send you the papers to file it by mail (it is quicker if you file online).

This in no way precludes your having a private Attorney as well. I agree, it is ludicrous to presume that people can be promised a Unit to be built and completed in three months and expect them to be able to drop everything and drive across many States to 'check up on Lil' Lodges', and from what I have learned, even that is unsatisfactory in most cases. This is just yet another of the many material facts which Lil' Lodges intentionally withholds.

I strongly suspect that with many individuals who are waiting lengthy periods of time for their Units based that Lil' Lodges is hoping that they are unaware of such things as Statutes of Limitations.

Edward,

I understand the numerous trips up and down the road - we made the 7 1/2 hour one-way drives many times ourselves. The unfortunate thing is we would drive down there - they would apologize and promise the moon and we would surprise them with another visit 2 weeks later and they never worked on our unit since the last time we were there.

I have literally cried standing by our unit at the factory. You will need to reach out to Mr. Eason, the attorney in Haleyville, AL as he is very familiar with all of the folks involved at Lil Lodges. Unfortunately, this is another cost that you will have to incur.

As far as getting your money back from Lil Lodges - there is simply no money there to get out of them. Try to get your unit out of there AS IS if it is already in the process of being built. You will have to sue them to get your deposit back. I'm so very sorry - I do understand how stressful this is and how sickening it makes you feel.

I feel lucky that I was able to get my unit out of there at all. No it's not in quality shape - we've had to hire contractors to come fix things over and over, but we at least got it.

There is so much misinformation on this site. Practically none of this is true. I know it may help you to vent on this page, but you should get your facts straight and stop listening to others on here who don't know what they are talking about either.

Well, to 'Anonymous' #129****, the estimates by those who do know are at about 4 million dollars scammed ... this is not penny candy ...

if you have not been taken, and it sounds as though you have not, then you are among the lucky ones ...

of course, you may be one of the scammers ... perhaps you would give more credence to your claims with regard to 'misinformation on this site' and that 'practically none of it is true' if you would say who you are and provide your contact information, now that would be most interesting to all of us who continue to receive updates from the bankruptcy court and are in contact with those who do have information ~

Really? Have those who you are speaking with told you that if the bankruptcy is not dismissed that absolutely none of you will see a penny?

Everything will be sold for pennies on the dollar. So the only ones who will see any off of this, is the Trustees and their lawyers and the auction company.

I think most of you are listening to Eason. And he's an *** and hasn't known what was what from the beginning.

do you have a phone number for the FBI Internet crimes unit?

To Anonymous #129**** Killen, Alabama, United States: Thank you very much for this information, I was aware of an inactive LLC in Florida, however I did not tie it into Steve Sullivan and his wife's physical address, which is on the papers I was provide to wire the funds. Now I see that they just reinstated the LLC on January 20, 2017, so how on earth can they be protected when they took my funds on February 8, 2016?

Any information or comments or who you are talking with about this will be greatly appreciated, to me, this just seems like a song-and-dance with money to defraud the Bankruptcy Court and also, as we all know by now, Wire fraud ...

so how is that protected? Thank you very much.

Lil Lodges - Review in Home Construction and Repair category from Williamsburg, Virginia
We received our Lil Lodge two years ago. Our experience was very different as both Steve (sales manager) and Larry (owner) were responsive, even though Steve's mom was hospitalized with a serious illness. Delivery was several weeks late, but not the months claimed by some people. We had our unit built to Florida's hurricane standards (which caused some of the change in the schedule), and friends who are in construction were impressed with the quality when they inspected it. It is very quiet, doesn't budge in high winds and is easy to heat and cool. We did have some drywall damage (choose wood walls - there are reasons RVs don't have drywall!). We had been warned of this possibility when we purchased the unit, and it was repaired fairly easily. Although appliances were well-secured, travel tends to jar plumbing a little loose. The warranty states that damage during shipment is not covered, but we did receive a credit. Finish work was somewhat sloppy (the porch ceiling needs another coat of paint, there is a notch out of a closet door, etc.), but I would like to point out that Lil Lodges built our home for at least 30% less than other builders, about half the price of others. Having experienced the nightmare of having houses built, I know nothing is ever done perfectly . . .or for the quoted price. Although not perfect, our Lil Lodge was produced for the price we were quoted. They also made all the design changes I wanted, something other companies either declined to do or for which other builders wanted to charge addition monies. If there truly are problems currently, I hope they are quickly resolved. We love our home!

I talked with Larry about my unit Friday and he said it was 95% complete and it would ship this week or early next week. My wife and i decided to drive 5 hours to look at the unit Saturday morning.(they work on Saturdays) We arrived at 9:00 am and met with Michelle(quality manager) and Dwayne(supervisor/manager) they answered all our questions and really treaded us like a customer. Our unit was indeed 95% complete and I didn't see and workmanship issues. In additional, they toured us through the factory and I counted 18 units on the production line or off line in a finishing area.(my unit was in the finishing area) I have been there 4 times now and have been impressed with the workmanship. If you have a concern about your unit I would suggest you go there. I am attaching a few pictures of the production area.

In July 2016 I put a 50% deposit on a park model cabin from Park Cabins Inc. and was informed that the cabin I was buying was partially complete from another order that fell through.A new order I was told typically took 2 to 3 months to complete and deliver so mine was to only take approximately 2 months which would have been around the middle to end of September 2016.

That time came and went with various explanations as to why it was delayed.

One explanation was that there were special orders that required very specific materials that had become difficult to get delaying the completion of those cabins ahead of mine. Another time it was too cold for workers to work. Other times had vague reasons for delay.

I paid a scheduled visit to both the larger and smaller plants in Bear Creek where I met with the then foreman, George who gave me a tour of both. I was shown a cabin that was supposedly mine that was framed up with all exterior and interior walls.

It had at least 5 to 6 workers on it and George indicated they would be finished in 2 to 4 weeks with 4 weeks not likely being necessary. That projected completion date would have been around October 31st give or take.

That projected date came and went with yet more excuses on the delay in completion. Unbeknownst to me, Marianne London (who co-owns Park Cabins Inc with her husband Jack London) had contracted with Larry Smith, owner of Lil Lodges to construct the cabin and who also went into Chapter 7 bankruptcy on or about November 4th, 2016. In spite of that filing, which I did not know about at the time, I was given updates indicating workers were still working on my cabin.

However, they could not have been working on it after filing Chapter 7 because both plants were closed.

I confronted Marianne about the Chapter 7 which she admitted that she had become aware of but supposedly not when it happened. She insisted that the Chapter 7 would be converted to a Chapter 11 reorganization and work would commence again with my cabin being at the front of the line to be completed. Through Mr. Russell Eason of Eason & Eason Law Office in Haleyville, AL I was informed that there would not be a Chapter 11 and that the Chapter 7 (dissolving the company) was moving forward and that no cabins would be going out now.

I contacted Marianne again to request a refund of $18,300, the amount of my deposit and her response was that a Chapter 11 was forthcoming and to be patient so I could get my cabin.

I again advised her that I had already waited 6 months for a cabin and that my patience had worn out on waiting, to please refund the deposit to the bank that financed the construction. I have received no further correspondence and no money has been refunded as of the date of this review. While I cannot prove that Park Cabins / Marianne & Jack London are intending to defraud me and possibly others, the absence of refund of my deposit combined with their silence is telling.

Right now the majority of complaints are directly against Lil Lodges. I am interested to know if there are others who have paid Park Cabins for a cabin but have not yet received theirs yet either. If anyone else is in the same boat, feel free to contact me at 225-305-****.

This is absolutely unacceptable for a reputable business. To have to travel 5 or more hours is insane to get in touch with someone.

I can understand why people would get to the point of violence to get their money back or the product they agreed to purchase with 50% down.

These are thousands of dollars that people are losing. How do these people stay in business is beyond me.

Guest

Did they prove that it was yours? I did the same thing and they lied.

AG said they handed out pink slips this week but couldn't prove it.

How long go did you put down your money? It has been a year for me.

Guest

I received my house two weeks ago. I had a few issues, but no more than I had with new houses, I purchased in the past.

And considering the price I paid(39,000) I am pleased with the unit. These house are 15,000-20,000 cheaper than other comparable units.

To the Lady/guy with the cats you need to get a real life.

As my mother said " All animal and most men belong outside" By the way I have a daughter who is the IT director for a Major university and I have a boy I adopted at 2 months old and is know 13. I was 50 years old when I made that decision.

Oh please, whoever you really are, Anonymous on Oct 18 #122**** in Round Rock, Texas, your comment indicates to me that you must be an employee of Lil' Lodges. And if not, and if you really did purchase (and receive) a unit for $39,000, you certainly cannot understand what it is like to be scammed out of a 50% deposit of $67,500 and receive nothing at all, six months after you were promised your 'home', and have a Special Agent with the Attorney General's Office assigned to your case because of that.

Sorry, there is a universe of difference here, and your lack of empathy makes me wonder why you are even posting here, unless you are a 'plant' from Lil' Lodges. What is the point of your post? If you are happy, why are you posting on a site for concerns? Yet if what you are saying is indeed true, I would love to hear what you are saying about your 'unit', in a few weeks or months as to its 'quality'.

And what on earth is your comment about your daughter and your son about? What is the relevance here whatsoever? Should I post my resume for you? Is that something that is even pertinent on this site?

Ridiculous.

Excuse me, Anonymous 1 day ago #123****, if you are referring to me, the owner of two twin Abyssinians who are distant cousins, why on earth are you defending someone who directly attacked me personally stating: 'To the Lady/guy with the cats you need to get a real life.'? Not the first time I have been attacked because I have kitty-kats who cannot travel long distances.

What business is that of yours? I had been asked why I couldn't travel to Alabama, and why on earth should I have expected that I should have to do so, or watch over them like a hawk, when my Unit was promised to be delivered to a Park Developer's site three months from February 8th, 2016, at a total cost of $135,000. Nothing has been done on my Unit, At All. Wake up folks, this is a Ponzi and Pyramid scheme that this company has been running.

And is it simply that you, as well, are an employee or plant from Lil' Lodges as well and trying to divert attention from the complaints on this site, which is Precisely what this site is for. If you want to go posting about how much you Love Lil' Lodges for all of the wonderful things they have done for you, post them somewhere else.

This is not a site for irrelevant, hateful, and personal attacks about individuals who have been wronged by this company.

Lil Lodges of Alabama Ponzi Scheme

Anybody have photos of Larry Smith and Steve Sullivan so we know what idiots we are dealing with here? My story is the same as everyone else. 20+K deposit October 2016 and no house. Many people called into the hearing today. Sounds like well over 1 million stolen so far! I doubt any of us will see a return of our deposit and I hope the AL DA will pick this case up and go after them. If it can be proved that this is not the first time doing this, couldn't they get the FEDs involved? I too made a trip out to their factory as I was concerned that it was a scam. A well run one as it turns out. Now to get another home else where, most builders require half down. Not going to happen a second time! Now the honest get punished because of the crooked!

they are in a 7 not 11. i have been a lawyer in this area for over 30 years.

the ag not the da is after them, big difference not necessarily good. i have a client on the west coast who has a big deposit down. i have spent a lot of time on this matter.

if people want to band together there might be a way to have some success.

I was on the call as well, and yes, the Special Agent assigned to me has indicated that they may well get the Feds involved. I think it is great that you have posted here, and anyone who has any information at all to provide the Trustee should do so, it sounded to me as if she is giving him a lot of power to do whatever he needs to do, so what he needs is information, not overwhelming him, but what he wants, when and how.

sad to see it going this way. the county da along with the dos of alabama should all be fired and investigated for aiding and abiding a criminal. they knew how this man was running his business and yet they let more people get taken.
